Chapter 1
The House at High Tide
The dock dipped under Caroline Hayes’s shoes, and a wave slapped her ankles.
She grabbed the rail. It wobbled like a loose tooth.
“Wonderful,” she whispered.
Magnolia House stood behind her, white walls shining in the hot Florida sun. Her grandmother’s house. Her house now. Caroline had come back to save it, with plans, numbers, and a folder full of ideas.
The dock had other ideas.
A board cracked beneath her foot. Caroline jumped back as the Gulf water splashed through the gap. It smelled of salt and wet wood. Somewhere near the shore, a pelican gave a loud, bossy squawk.
“Don’t worry,” said a voice behind her. “It only falls apart when someone steps on it.”
Caroline turned.
Luke Bennett stood at the end of the path with a toolbox in one hand. He was taller than she remembered, or perhaps she had simply forgotten how much space he took up. His brown hair was damp from the heat. Sawdust clung to his shirt.
“Luke,” she said.
His eyes moved over her suitcase, then back to her face. “Caroline.”
Twelve years disappeared between them, but not the hurt.
“I inherited Magnolia House,” she said.
“So did I.”
The words landed harder than the wave.
Inside, the ballroom smelled of dust and rain. A dark wet spot spread across the ceiling above the dance floor. Water dripped into a silver bucket with a steady plink.
Caroline opened her folder. “That can be repaired.”
Luke looked up. “The roof leaks. The ballroom ceiling sags. The dock needs new boards. The guest cottage has no working bathroom.”
“The cottage can wait.”
“Six weddings are booked here this summer.”
Caroline lowered the folder. “Six?”
Luke reached into his toolbox and pulled out a folded paper. “Your grandmother’s business partner left me half the property. The will is clear.”
She read the page. Her name sat beside his.
Half. Luke owned half of Magnolia House.
“You can’t be serious,” she said.
“I wish I weren’t.”
A drop fell between them and darkened the paper.
Evelyn Price hurried in from the hall, waving a ring of keys. “The ballroom ceiling is getting worse.”
Another drop struck the bucket.
Plink.
Caroline looked at the sagging plaster, the wet floor, and Luke’s tired face. She had returned to claim a home.
Now she had a partner, a failing house, and a wedding season already rushing toward them.
