Background

I’ve always thought of the property market like Monopoly: buy houses, sell to buy a business with a higher rate of return, and use that steady income to buy more property - houses or land.

In Australia your principal place of residence is tax‑free, while investment properties are taxed heavily. After taxes I typically pocketed about $100k per house, depending on timing and expenses. I started buying in regional Victoria but realized Bendigo was heading for a downturn when the local council released more land, creating an oversupply.
