The first thing Ethan noticed was the quiet.

Not silence - there was always the ranch’s steady language of wind through live oaks and distant water, the soft clink of tack somewhere beyond the lodge, the faint tick of heat settling into stone. This quiet had shape to it, though, like the place had been holding itself together with good manners for decades. Even the gravel under his tires seemed to listen as he eased the truck into the arrival courtyard, tires crunching in a rhythm that felt too loud for the setting.

He’d driven in with dust in the seams of his boots and a folder of restoration drawings pressed flat against his passenger seat. The paper smelled like new ink and old ambition. His phone had been blowing up since Kerrigan & Cole - his firm - accepted Charlotte Montgomery’s commission. The message threads were all timelines and procurement lists, each one demanding that he be competent in a way that didn’t leave room for hesitation.

Now he sat in the stillness, hands resting on the steering wheel, and watched the lodge windows catch the late-afternoon sun. The ranch looked like a promise: limestone and glass, careful arches, a long veranda built to frame the Hill Country like it was art. He’d seen photographs. He’d studied original plans. Still, stepping out into the warm air made his body react before his mind could file it under “client site.”

His gaze snagged on the woman standing just inside the lodge doors - white hair pinned back, posture unhurried, her expression composed as if she’d been expecting him for years rather than days. Charlotte Montgomery didn’t move like someone who waited to be impressed. She moved like the world had to earn her attention.

Ethan’s pulse kicked, not from nerves. From recognition of a type he’d spent his career learning to respect: the kind of person who built something lasting and then kept it alive by refusing to let anyone touch it without permission.

A door opened behind her, and another woman stepped into view - Sofia Reyes, sleeves rolled to the elbow despite the heat, hair catching light like copper in motion. She didn’t have Charlotte’s distance, but she had a similar control in the way her eyes tracked everything at once: the truck, the luggage, the angle of the afternoon shadows, the way Ethan held himself like a man who could be trusted with load-bearing truths.

Sofia’s smile was warm enough to disarm, but her mouth tightened at the corners the way it did when she was assessing a risk. She glanced at Charlotte, then back at Ethan, as if deciding how much welcome to allow.

Ethan stepped out, heat wrapping around him, the smell of sun-baked stone and cedar coming off the veranda. His shirt clung slightly at his shoulders. He adjusted the cuff of his jacket anyway, because he’d spent a lifetime learning that presentation mattered even when you were sweating.

Charlotte approached first, her heels making a precise sound on the stone. Up close, she was even more commanding - elegant without looking delicate, eyes sharp with a kind of patience that didn’t mean softness. She held out a hand, and Ethan took it.

Her grip was firm, dry warmth in her palm, and she didn’t pretend the moment was casual. She looked at him like she was measuring the integrity of the wood under the varnish.

“Ethan Cole,” she said, and his name sounded like it belonged in her world already.

“Yes, ma’am.” He kept his voice steady. “Charlotte Montgomery.”

The correction wasn’t necessary; the formality was. She let him have it.

Sofia moved closer, stopping just behind Charlotte’s shoulder, close enough to claim space without interrupting. “You made it,” she said, as if the ranch itself had been holding Ethan in its sights. “I hope the drive wasn’t too rough.”

“It wasn’t.” Ethan glanced down at Sofia’s rolled sleeves, the way she’d chosen practicality without losing elegance. “The roads are the roads. I’m just - ” He checked himself, refusing to sound like a man who’d rehearsed his first meeting. “ - glad to be here.”

Charlotte’s gaze flicked, brief and assessing, over Ethan’s face and then to the folder under his arm. “Then we should get you settled. There are things you’ll want to see before nightfall.”

Ethan’s chest eased at the invitation. He was here to restore. He wanted access, not ceremony. He wanted to walk through the lodge and feel the bones of the place - what had survived, what was failing quietly, what needed intervention before it became a headline.

He followed them onto the veranda, the air cooler under the overhang. A ceiling fan turned lazily overhead, pushing warm air in circles. The lodge smelled faintly of polished wood and something floral - cleaning product, maybe, or the memory of perfume trapped in fabric.

Sofia gestured toward a set of wide doors that opened into the main lodge. “We’ll start with the common areas,” she said. “The lobby, dining, and - if you’re willing - through to the service corridors. That’s where the truth lives.”
